Do I need Fire Extinguishers?

In general, yes. Most non-domestic premises are required to have Fire Extinguishers. The premises should have adequate number and type of extinguishers fitted throughout – these extinguishers are required to be in good working order and regularly maintained.

Complying with the law

The Regulatory Reform (Fire Safety) Order 2005 stipulates that any person with some level of control in premises must take reasonable steps to reduce the risk from fire and make sure people can safely escape if there is a fire. A number of measures are required in order to comply with this, including the provision of adequate fire extinguishing equipment.

What types are there?

There are different types of fire extinguisher, used in different applications. It is vital that the correct type of extinguisher is fitted and the specific risks have been identified; professional advice should be sought to ensure that the correct extinguishers are fitted throughout the premises. Some of the types of fire extinguishers available are:

  • Carbon dioxide (CO2) – For use on flammable liquids and live electrical equipment
  • Powder – For use on solid combustibles, flammable liquids, electricity, chemical and gas fires
  • Dry Powder (Special powders) – For use on combustible metals
  • Water – For use on paper, textiles, cloth, coal and wood
  • Foam – For use on solid combustibles & flammable liquids
  • Wet Chemical – For use on cooking oils
  • Fire blanket – For wrapping around small pan fires

How many do I need?

There is no blanket answer for the number of fire extinguishers you may require; this will depend on a number of variable factors, including:

  • Size of the premises
  • Use of the premises and the environment
  • Equipment on site
  • Number of persons on site
  • Specific risks to the premises

How do I maintain them properly?

Annual service visit

To ensure compliance with the law, fire extinguishers should be inspected annually by a professional company. This annual service will include the inspection of each fire extinguisher and also the suitability of the extinguishers that have been deployed throughout the premises.

Upon completion of this maintenance service, you will be issued with a detailed asset list of equipment on site, a record of checks completed and a certificate of compliance.

Monthly visual check

The user should also perform a monthly visual inspection. Here are a few examples of issues that you need to be look for:

  • Damaged equipment including nozzle/hose
  • Damaged handle
  • Missing seals or locking pins
  • Check the pressure gauge is in the green
  • Any signs of damage on the extinguisher
  • Evidence that the extinguisher has been discharged or is leaking
  • The extinguisher is in the correct place and hasn’t been moved
  • The extinguisher is securely fastened to a wall or in a extinguisher container

Whenever a fire extinguisher is discharged, it should be immediately reported to your service provider for refill or replacement.

User monthly checks should be recorded in a suitable logbook.

How long do they last for?

In general, fire extinguishers should be replaced every 5-years or given an extended service at that point. Carbon Dioxide extinguishers should be replaced evert 10-years. No extinguisher should be more than 20-years old. Our service documentation includes a detailed equipment list including expiry date to help you budget for planned replacement of equipment.

The extinguishers should be inspected annually by a specialist company and visually inspected each month by the customer.

How much do they cost?

Our extinguisher site-survey is offered free of charge. We typically cover Manchester and the surrounding areas

Our basic annual maintenance service starts from £30 per site plus £3 per extinguisher, this includes the replacement of tamper seals and O-rings.
